Questions
Does it change my prices?
No. AcuteHost recommends a nightly rate for each stay and shows which comps set it. You change your prices on Airbnb yourself. It has no connection to your Airbnb account.
Which listings is mine compared with?
Only comps you approve, up to 10 per property. The comp finder looks in your city for listings near you with the same bedrooms and sleeping capacity, a similar rating, the amenities that matter and comparable photos. You can tell it in plain words what to leave out, remove any comp, add one by its link, and adjust a comp up or down when it is a step above or below your home.
How does energy automation work, and which thermostats?
It works with Google Nest thermostats today. They follow your booking calendar: your settings for each stay, a setback while the home is empty, and a guest who pushes a thermostat past your limits is put back within the hour. It is an add-on, set up with you after you request it from your property's Energy tab. Pool heating can be handled on request.
What does it cost?

Is my data shared?
It is not sold and not shared for advertising, and there is no tracking. To do the work, public listing pages are read through Apify, comps are compared by AI models hosted through OpenRouter, Nest thermostats are reached through Google, emails are sent through Gmail, and the app is hosted on Railway. The Privacy Policy has the details.
What happens after I register?
Accounts are approved by hand: you can enter your properties at once, and checks start once your plan is switched on.
